Restoring excellence: dilapidations remediation

AIS undertook a comprehensive restoration project within the renowned Walkie Talkie building at 20 Fenchurch Street, tasked with returning the previously occupied space to a pristine, lettable condition for incoming tenants.

Our mandate included stripping out the former tenants’ CAT B fit-out and restoring the ceilings, walls, floors, electrical circuits, and joinery to their original state as part of a dilapidations remediation effort.

Given that the entire building is BREEAM certified, necessitating an interior fit-out that complies with rigorous sustainable certification standards, we meticulously implemented sustainable design principles and materials throughout the restoration process. This ensured that the fit-out not only met but exceeded BREEAM compliance requirements, contributing to the building’s overall sustainability goals.

The restored interior now provides a blank canvas for future occupants to personalise and customise according to their preferences before moving in. This transformation enhances the space’s appeal to a wide range of potential tenants, allowing them to envision their future within this iconic London skyscraper.
