The project sought to create an office space that worked for the tenant, instead of the tenant working to tailor the office space. Our design and build solution reinvigorated this once tired and conventional office into a contemporary and welcoming landlord offering.
The project was initiated by the landlord who wanted to create more commercially viable ready to lease office spaces. Once we understood the objectives of their model we utilised our central London commercial office market knowledge to analyse and define the optimal size, demise split and finishes that would maximise potential to the target market. Ultimately the project sought to inject new life into old space and the result was a stark comparison to the existing space, filled with light and clean aesthetics, the experience of the environment is refreshing and energising.
With a diverse range of clientele in the surrounding St Paul’s area, from creatives through to financial and legal services it was essential our design was agile enough to gain appreciation from a wide and varied audience. The design strategy was to create a suite of offices unlike a typical central London commercial office, but for people to feel more at home at work. A warm interior design provides a homely sophistication while still retaining a sense of professionalism through more refined detailing. The primary aesthetic concept came from the surrounding area, rich in history but timeless architectural features have stood against the test of time.
Key features to the reception area include a sleek marble reception desk, brass mood lighting and feature wainscotting to the walls through to the reception and landing area which create a real statement of sophistication. The tea points are a continuation of this style, finished in a deep navy, with timeless herringbone ceramic tile splash back and smart brass ironmongery. Overall the space comes together to create a refined and timeless aesthetic suitable for any tenant, but yet but still suitable for any various style of Cat B fit-out at a later date.
We delivered the complete redesigned reception area on the ground floor, as well as a full CAT A + office fit out to subsequent three levels, that included fully appointed tea points, with additional comfortable and contemporary furniture solutions that made the space immediately leasable.
