A comprehensive Cat A and B fit-out, transforming a split demise floorplate into a modern, functional workspace. Despite significant logistical and technical challenges, the project was delivered on time, ensuring tenant readiness and compliance with accessibility standards.

From A to B

The floorplate was divided into two demises: one refurbished to Cat B level and the adjoining space finished to Cat A. Our scope also included redesigning and building the common parts lift lobby and WC facilities.

Facing a hard deadline, we completed the Cat B space in time for tenant move-in. The Cat B redesign features a contemporary ceiling design with black mesh, enclosed ceiling tiles, and exposed ceilings. The muted, elegant colour scheme subtly nods to the Gherkin and the kitchen counters are fully DDA compliant, ensuring accessibility. Atrium aluminium goal posts and LED strips enhance the entry experience.

Construction in an Occupied Building

We faced significant logistical challenges, including lift outages and coordinating noisy works to avoid disturbing occupants. A complex crane lift required closing a street, installing an acoustic panel, aligning with internal services, and reopening the street by day’s end. Early on, discrepancies between on-site technical services and documentation led our team to redesign the system, adding a month of work. Despite these obstacles, we strategically recovered time and delivered a contemporary, functional space meeting current market preferences.
