2 Causeway Park

Tasked with remodelling this prominent building on the newly redeveloped Causeway Park estate, the AIS team designed and fit-out a comprehensive office refurbishment to offer maximum flexibility to meet the demands of any modern occupier. Taking inspiration from the natural beauty woven throughout the estate, we crafted a design concept that sought to bring the outdoors in, creating a vibrant and connected space which ultimately gives this previously tired building a whole new lease on life, while achieving BREEAM Very Good sustainability rating.

Designed to accelerate leasing potential

Following the completion of Aurora House, the project demonstrates another successful collaboration between AIS and XLB Property, a leader in the business space sector focussed on enhancing the value of commercial property assets. Following the acquisition of Causeway Park, XLB sought a project partner to take on the transformation of this prominent building, giving the estate a new life and creating a vibrant business community.

An effectively designed demise split was formulated, creating the best possible flexible asset value proposition for incoming tenants from any sector. Following this, one of the key project objectives was to upgrade reception and central atrium area into a modern and welcoming area that encouraged occupants to use the space for collaboration and informal meetings, further injecting a sense of activity and vibrancy to the building.

Optimised to attract high-profile tenants

By creating a graphic timber wall treatment which vertically spans the triple height reception space, drawing the eye up and into the expansive central atrium creates a feeling of openness and creates the serenity that comes from the connection with nature. Flooded with natural light the design for the refurbished atrium space further enhances the connection between interior and exterior with the inclusion of a number of indoor trees dotted amongst a comfortable collection of occasional seating, booths and featuring its’ own communal tea point, these elements come together to create a memorable and inviting space for occupants and visitors to enjoy.

Natural materials such as wood are prioritised throughout the rest of the building, creating a calm but modern aesthetic. Fully stripping back the space to shell and core throughout, rigorous performance and energy-use studies were completed to enhance the buildings mechanical plant and BMS installation.

Creating a fresh and reinvigorated new workspace

With the focus not only on the quality of indoor space, but the environment surrounding the building, the project included extensive external works including new facade treatments, roof works and landscaping that combine a variety of materials to provide environmental protection, as well as giving the building a fresher external presence that ultimately elevates its surroundings to support future growth throughout the estate.
