AIS partnered with XLB Property to deliver a modern CAT A [flex+] fit-out at the iconic Tootal Buildings in Manchester. Spanning three floors and communal areas, this project merged sustainability with functionality, achieving a Very Good BREEAM rating. AIS integrated green procurement strategies, biophilic design, and well-being-focused features to create a dynamic and environmentally conscious workspace. Preserving the building’s Grade II listed heritage, the project included vibrant communal hubs, tranquil breakout spaces, and modern micromobility facilities to meet the needs of today’s workforce.
